inter-agency
A story of a villa, love at first sight, and… inter-agency co-operation
This is how it works
Once upon a time on a beautiful spring morning, a determined couple of buyers set out to find their dream home. After months of fruitless searching, they decided to enlist the help of a renowned real estate agent in the region. This agent, known for his vast network, had a brilliant idea: why not take advantage of inter-agency collaboration?
A few days later, the couple found themselves viewing three villas, each listed with a different agency. And it was on the third property that they experienced true love at first sight! An offer at the asking price was immediately made by the couple and gladly accepted by the delighted seller. Thanks to the inter-agency agreement, the two professionals amicably split the commission.
This little story perfectly illustrates the benefits of real estate inter-agency co-operation, a practice still too unknown to the general public but oh so valuable for agents and their clients.
What is Real Estate Inter-Agency?
Inter-agency is simply the collaboration between multiple agencies for the sale of a property. Concretely, agent A entrusts agent B, or even several other agents, with the sales mandate for one of their listings. This delegation of mandates substantially extends their reach and vastly increases sales opportunities.
For an independent real estate agent like myself, primarily handling the sale of character apartments and villas in the Pyrénées-Orientales in France, inter-agency represents a formidable lever for growth. I work with a national and international clientele thanks to my membership in a vast brokerage present in 24 countries at the time of writing, eXp Realty. The fact that I can also work hand-in-hand with other local and global brokerages and agencies exponentially boosts my capacity to bring my clients’ property projects to their successful conclusion.
The advantages of inter-agency for all
For Agents: Boosted Income
By multiplying the distribution channels for their listings, agents mechanically increase their chances of closing sales. It’s an additional non-negligible source of revenue, especially since commissions are equitably split between the different parties involved.
Moreover, inter-agency allows agents to acquire more mandates. In fact, sellers are reassured knowing that their property will benefit from increased visibility thanks to this collaboration between professionals, even if they initially signed a sole-agent mandate (which is highly recommended).
For Buyers: A Gain in Time and Serenity
Imagine: instead of having to contact dozens of different agencies, you only have one point of contact who provides you with the entire available inventory in a given area. A considerable time and energy saving!
Furthermore, by working hand-in-hand, agents can refine their targeting and propose properties truly in line with your criteria. No more pointless viewings!
For Sellers: Facilitated and Accelerated Sales
Thanks to inter-agency, your property benefits from extensive visibility among a broad pool of qualified buyers. The chances of selling quickly and at the best price are multiplied, especially for atypical or high-end properties that sometimes struggle to find a buyer.
Why prioritize inter-agency collaboration?
In view of all these advantages, you may be wondering why all agents haven’t already taken the plunge? The main hurdle often remains a reluctance to share commissions. A short-sighted vision in my opinion, because inter-agency provides the guarantee of driving more sales over an extended period.
Others may fear a loss of exclusivity over their mandates. An obstacle I brush aside: sole-agent mandates are the key to a successful and sustainable inter-agency partnership between trusted partners.
So, estate agents, there’s no reason to waver – forge ahead and delve into this approach! Whether you’re part of a large network or a small independent firm, inter-agency is a golden opportunity to boost your business.
As for you, future buyers or sellers, don’t be afraid to ask your agent about this practice. It’s the key to a simplified real estate experience and a successful transaction!
The final word
In summary, real estate inter-agency is a tremendous catalyst for business development, which translates into an optimized service for buyer and seller clients.
By multiplying the forces at play and fostering synergies, this practice allows for closing sometimes unanticipated sales in record time.
So don’t wait any longer to adopt it or request it: it’s the key to a successful real estate transaction!
